What are the age qualifications?
Individuals must be 62 years or older. There are no age qualifications for people with disabilities.

What are the financial qualifications?
The United States Department of Housing and Urban Development (HUD) sets age and income guidelines for our apartment complexes utilizing their funding. These figures change annually. See below to learn more about the 2012 requirements for each of our apartment buildings:

Methodist Conference Home, Rankin Center
For 2012, residents must have annual income below $32,700 for one person; $37,350 for two. Rent is 30% of adjusted gross income. Residents in the Enhanced Services Program pay an additional 20% of their income for services. Preference given for those whose incomes are at or below $12,250 for one person or $14,000 for two people.

Knox Hotel
For 2012, residents must have annual income below $20,450 for one person; $23,350 for two. Rent is 30 percent of adjusted gross income. Preference given for those whose incomes are at or below $12,250 for one person or $14,000 for two people.

Deer Ridge Farm Apartments
For 2012, residents can have a maximum income of $35,400 for one person and $40,450 for two persons. Preference given for those whose incomes are at or below $13,300 for one person or $15,200 for two people.

Stevens House
No income limits. Open to all applicants 55 and older

Do I have to pay utilities?

Methodist Conference Home, Rankin Center, Deer Ridge and Stevens House:
Heat and electricity are included in rent.

Knox Hotel Apartments: Electric heat and hot water are not included in rent; however, a utility allowance is made in the rent calculation.

Stonewood Cottages: Residents pay their own utilities

Are you a nursing home or assisted living facility?
No. All residents must be able to live independently. Some assistance with housekeeping and daily living can be provided.

Are pets allowed?
Small to medium-sized cats and dogs are allowed along with fish and birds. Pet deposit required.

Is smoking allowed?
No. All our apartments are non-smoking facilities.
